Secure Your Legacy at Sand Creek Ranch
The Havens is an 836-acre ranch conservation community located at the base of the east slope of the Bighorn Mountains. The ranch lies between the towns of Sheridan and Buffalo in Wyoming.
The Havens is fundamentally different from the rural residential property alternatives you’ve had until now. Sand Creek Ranch enables you to make an intact, productive, beautiful ranch and hay farm your home place in the West. Living in the Havens is the closest you can come to owning your own 800-acre ranch, but without the cost and responsibility of running a multi-million-dollar operation by yourself.
We created The Havens for two reasons. To permanently preserve a 55-year family lands legacy, and to share this beautiful place with a limited number of new neighbors.
Here, open space, wildlife, agriculture, and families will thrive together for generations to come. You won’t lose what you came here to find. The views from each homesite of the Bighorns, the irrigated hay fields, and the picturesque ranch lands will never be obstructed. 737 acres dedicated to irrigated hay production will always surround you. Meticulously master-planned homesites placed in small clusters ensure visual privacy and plenty of elbow room. Balanced HOA covenants prevent the kind of future residential development that could diminish the value of your investment or detract from the character of this remarkable place. And you’ll own the right to roam the entire property over 16 miles of roads and trailways.
A third of our Residential Ranch Interests have already been sold. 11 9 (as of 2/5/24) remain available from $220,000 to $345,000, depending on your preferred homesite location. Land/home packages now under construction are also available.
We believe there is only one way to truly understand the unique difference between living in The Havens versus building a home in a conventional rural suburb where an actual ranch or farm once existed. Come put your boots on the ground with a masterplan map in your hands. Compare and contrast this innovation with the conventional rural land alternatives you’ve been limited to … until now.
Eager to embrace a one-of-a-kind experience where innovation serves tradition?
When You’re Ready to Build
Within this beautifully irrigated hay farm you will find: seven miles of scenic ranch roads; a modern, buried electric power system with service up to each home-site; cellular and broadband wireless phone and internet service; a toolkit of GIS resources, maps, studies, and landscape architectural designs to help owners get the most from their parcels; and architectural guidelines to encourage homes with variety and originality that also blend with the ranch open spaces. Build now or set aside a secure land legacy for the future.
Sheridan, Buffalo, and a Perfect Perch in the West
It’s a thirty- or a ten-minute drive from the ranch into Sheridan or to Buffalo. These towns provide Havens residents easy access to shopping, dining, services, and countless attractions.
When you’re not enjoying the ranch itself, the Havens is a perfect location from which to explore all that surrounds it. The Bud Love and the 1.1-million-acre Bighorn National Forest above it are just two miles out our back door. The ranch is at the center of the rich western history of the Bozeman Trail, the Little Bighorn, and the Range Wars. Sheridan is home to the WYO Rodeo, a wonderful tradition that’s been around since 1931. The Brinton Museum between Sheridan and Buffalo houses one of the finest collections of western art in America. The Gatchell Museum in Buffalo is a western gem. There are excellent public and private golf courses in the Sheridan/Buffalo area. And Big Horn, just south of Sheridan, is home to world class polo competition and other equestrian activities each summer.
Sand Creek is just two hours from some of the great tailwater fisheries of North America, on the Bighorn and the Platte Rivers. We are a morning’s drive to iconic landmarks like Mount Rushmore and Devil’s Tower to the east; Yellowstone Park to the west. So much to see and do; so much country.
Live Adventurously – Leave a Genuine Legacy
Showings are by appointment only. If you are ready to experience this private retreat for yourself, please contact Pinnacle Home and Land Group at ERA Carroll Realty. We look forward to connecting you with a ranch experience that actually delivers what you’ve always looked for but haven’t found until now.
When you put your boots on the ground, the Ranch feels immense. But unlike nearly all other rural land alternatives, once you’ve put your boots on the ground and closely examined our claims, you’ll understand how these lands will still feel immense, and intact, a hundred years from now. We hope you’ll come see us. A website cannot do the property justice. Come let us show you our home ranch beside the Bighorns, and the alternatives. In the end, we are confident you won’t be disappointed in what the Havens at Sand Creek has to offer.
What Owners & Neighbors Say
"Sand Creek has created a grand new option for Wyoming and the West...our grand kids and the generations to follow them can have a piece of Wyoming that will always be the way we found it: big, beautiful, open and productive."
Bill & Colleen Payne, Owners, Ranch Interest #21, Medicine Cabin Neighborhood
"I ‘tip my hat’ to the grit, determination, and common sense that made the new balance at Sand Creek possible. I sincerely hope it becomes the ‘poster child’ for future development in Wyoming."
Jim Hicks, Retired Publisher, Buffalo Bulletin
"My family has been fortunate to be stewards of Sand Creek Ranch for nearly sixty years. Twenty years ago we set two goals for these family lands. We wanted to preserve the ranch in production agriculture and open space. But we also wanted to create wonderful places to live within those preserved lands. I believe the innovation we have come to call The Havens achieves both goals. Ranch Interests at Sand Creek will become legacies that will last for generations."
John Jenkins, President of Sand Creek, the Ranch Preservation Company, LLC
(John & Carol Jenkins also own two Ranch Interests with homesites in Prairie Garden Neighborhood)
"Why do we love Sand Creek? We have the largest green front lawn in Wyoming and The Havens’ farmer is responsible for taking care of it!"
Sandy and Wayne Nelson, Owners, Ranch Interests #19 and #20, Wild Plum Neighborhood
"As someone passionate about ranch and land preservation, I look forward to Sand Creek being the guiding compass for future western residential development. With a unique combination of protected viewsheds, abundant wildlife habitat, high-quality agricultural production, and plenty of room to roam, Sand Creek residents truly feel as if they are living on their own ranch.
